NYC SCA Mentor Program

CARA Construction Management has established itself as a key team member of the SCA Mentor Program, teaching firms how to do business with the SCA. In this role, CARA is responsible for the closeout and turnover of projects ranging in value from $50,000 to $750,000. Under the supervision of the firm principal, Ms. Celeste Ramirez, the firm mentors’ contractors and sub-contractors during all phases of the project – bid/award, pre-construction, construction, and closeout/turnover. Contractors are mentored on SCA’s policies and procedures, documentation, as well as building code compliance.

Developing Effective Project Closeout Systems

In January 2007, CARA Construction Management developed a system for the successful closeout and transfer of projects. In 2009-2010, we created monthly reporting tools used to gauge contractors’ progress and performance in addition to creating specific forms and templates that have been accepted by the client as official documents. Today, these forms and templates are currently used by contractors and sub-contractors on other projects within the Mentor program. This initiative has resulted in the evolution of a strong collaborative team effort.

Comprehensive Project Oversight

CARA Construction Management closely monitors the progress of the projects, and at 95% completion, substantial completion packages, including signed and sealed certificates by the contractor and the architect of record, are prepared and submitted to the SCA. In addition, we work closely with SCA’s staff to resolve discrepancies between the technical specifications and the actual scope of work.

From 2007 onwards, CARA Construction Management has successfully closed and transferred close to 200 projects under the Mentor Program.
